Seriously, rental amount doesnt justify the professionalism of how the management handle things. 5 star hotel group management? I doubt
Everything is fine about the apartment. Facilities, surroundings and low density that gives you comfort of privacy living in this busy city. But with the concern of privacy, i am seriously considering to look for other apartment nearby instead.

★ ★ ★ ★ ★ Attended a pool birthday party hosted by my friend who bought a unit here. It is a brand new unit apartment. The facility is amazing, the best in Jakarta I must say. I have been to many luxurious apartment in jakarta such as Pakubuwono and Botanica, District 8, but South Hills has won by far. The gym and changing room is very impressive, using high quality materials all the ways, marbles European faucets. The interior design of the library and lobby is amazing. It is modern yet a diamond star quality. They have playgrounds for both kids and adults. The pool is not big, but very pretty. It was a bit hot during the day, but as the sunset comes it was very comfortable. No mosquito and insect in the garden which is a surprise in this kind of weather in Jakarta.
The unit is compact but acceptable for small family (1 kid). Again, they use high quality material for the unit. Kitchen set is perfect. One drawback that I notice that its location is very near to a small mosque, so the speaker sound can be quite loud during praying hour. However this is very common in Jakarta, so it should be the same everywhere else so just enjoy it or choose a unit facing another direction. Best of the best !

★ ★ ★ ★ ★ if you have 20million rupiah to spend every months, i suggest you better run away from this place.
1. it was very loud. i mean LOUD. next to apartment is Mosque, if you don't bother with that, well it's good but, you might wake up in the middle of 3am while people shouting to wake you up. especially Thursday night, it was the loudest from whole week.
2. crazy rules. no any belonging in the balcony, you can not use your private elevator to drop or pick your belongings, you need to use lift service but it kinda far away from your unit plus no bellboy or officeboy to help you, nor the security since all of them just useless
3. slow response employees. if you think, you will get 5star treatment nah far off from that
4. if you are indonesian, just run away from here. they like foreigners better
5. every month need to update the parking access and those engineers only work from 9 to 5, so if you went home at 10 pm, you have to park your vehicles at LG, and get into G and move to different lift depending on your unit
6. constantly changing from PLN to generator like twice a week
7. your private lift, they have a funny time to maintance that, like 7.30am in workdays
8. in the unit that i rented, it's just disappointed. cheap furniture with constantly error smart *old* television with aircon that not cold enough even tho i already call engineers and it have been fix couple times
9. electricity and water bills just ridiculous. i used electric stove for whole months and not use that for whole months it doesn't get any different how much amount i should pay
10. and the agent of the unit i rented doesn't maintance good aftersales.
11. employees there doesnt have access to your unit, but they can walking around from backdoor. so basically just useless private site.
12. and if somehow or someway i have breaking the rules, the management will *rebuke* you. i mean, what? are we kindergarten kids?
so yeah.
wasted money.

★ ★ ★ ★ ★ As they one of new Apartement all good and they make improvement for services (quite fast I see) . Some of the rules are make sense to make “exclusivity” for the reputation. If other people said too expensive well use the logic “no Apartement cheap in the central of jakarta except you rent “rusun” especially the facility and Funiture quite high end style.
Keep up the good work south hills team!! And keep Maintain strict rules for covid protocol please!

★ ★ ★ ★ ★ Unit owner here. Have been living here for about a week every 1-2 months for the past 2 years. Very professional and quick service. All the staff are genuinely friendly and helpful, even the new ones. Some go the extra mile by remembering us by name. Clearly very highly trained and well-supervised. All are accustomed to serving foreigners. No preferential treatment towards foreigners as well - all are treated equally.
The building, as you can already see from other’s photos, can be categorized as a luxurious apartment. Their facilities are unquestionably up to a five-star hotel standards. Everything is well-maintained so you won’t have to worry about dealing with broken or dated facilities any time soon. Any maintenance needs are quickly fulfilled by contacting the building management through the resident mobile app. Expect some of them to be closed for maintenance from time to time (rare occasion), this is done to ensure you can enjoy the facilities in its best conditions because they have a high standard of maintenance (e.g. railing gets repainted just because the color has slightly faded).
Trash room is conveniently located in each floor. There’s an Indomaret mini market on the LG floor. Great package storage system, too. They even have a refrigerator to keep your cold food deliveries. You’ll get a call on your intercom or a notification by WhatsApp when your packages or food deliveries arrived. Drinking water gallons can be delivered to your apartment.
If you’re looking to purchase an apartment here, I highly recommend hiring their recommended interior designer, Prolite, to set up your apartment unit - they’re Ritz-Carlton and Sheraton Indonesia’s interior designer.
Note that each apartment unit is a bit small, even the 3br ones, but is typical for a Jakarta apartment. Comparable to other luxurious apartment of similar price. Fits better as a temporary residence. All non-main bedrooms can barely fit a king-size bed - you’ll have to sacrifice your nightstands.
My only complaint about the building is just its relatively thin walls and floors. You can easily hear your next-door neighbor dragging chairs or talking in a slightly louder volume. We have also received a noise complaint (at 5PM!) from our downstairs neighbor just because of our bluetooth speaker playing at 40% volume.
If you scroll down the reviews, most of the negative reviews came from ojol drivers (ojek online such as GoJek & Grab). This is caused by the building’s top-notch security measures that don’t allow them to park inside and don’t allow them to wear jackets. Their IDs are also held by the front gate security during delivery. Yes it’s a hassle for them, but it’s done to protect the residents. There are many foreigners in the building so extra security measures must be taken - considering the location & the ‘CD’ plates, there are many embassy staff members here.
Other complaints that I’ve read came from people who feel entitled to bypass some building rules, such as wanting to bring a dog into the apartment despite the rules clearly saying no pets allowed. Yes, it takes some time to familiarize yourself with all the building rules, but once you get the hang of it, it really doesn’t cause any inconvenience.
The apartment isn’t as snobby or as elitist as some others have described. Of course there are some standards to be followed, just like when you enter other five-star establishments. But definitely not the kind of place that snubs people who wear jeans and a hoodie like in New York’s white tablecloth restaurants. I mean, no one stopped me from walking past the front lobby in my Star Wars pyjama.
You don’t need to worry about privacy. No one can access your apartment except you. Even the hallway door/backdoor is also only accessible to you. But this also means if you’re locked out of your apartment, they’ll have to break the lock.
It’s a shared living space. If you’re tolerant, respectful, sympathetic, and cooperative, there won’t be any problems. Just don’t be a Karen or act like what us Indonesians call OKB (orang kaya baru).

★ ★ ★ ★ ★ One of the newest apartment in Kuningan area. Within walking distance to Mega Kuningan and some buildings in Kuningan (Cyber 2 building, XL Axiata Tower, AXA Tower for example). Strict security with high quality building. Very high quality but not stiff look like office building. It manages to have a homey feeling to it. Mini cinema, pool table, resort like pool and BBQ area are some of many facilities that residents can enjoy. All units are even served by private elevator landing directly to their apartments! ?
The only downside is according to their house rules, you're not allowed to put anything on the balcony. No chair, no coffee table, not even small plants are allowed there ????
