★ ★ ★ ★ ★ Love the ambience, menu was ok. The most important things for me it has huge smoking area seating arrangements. Good for hangout after working hour to take a glass of beer and a portion of pizzetta with friends.

Food was awesome, I had sea bass for my dinner.
Drinks especially the juice was ok also.
Very helpful waiters...
Parking was so difficult.
No good for kids, smooky rooms.

★ ★ ★ ★ ★ Decent brunch place. Came in for lunch, quite empty so the experience was pleasant and chill. Liked the food here, ample choices to choose from between western and asian cuisine. They taste good and come in big portions while the prices are reasonable for what you get. Disliked the average service quality and smell of smoke. Apparently, the smoking area is not separated so you can still smell it from the non-smoking area. Parking here, I imagine can be difficult when crowded due to limited space.

★ ★ ★ ★ ★ I used to like KOI, and now, depending on the meal, sometimes I still do. But the food have been very inconsistent. The Vietnamese spring rolls are awesome, but the mini cheese burgers have no beef patty unlike the example images of the food - see attached to compare. Last time I ordered the vegetarian cheeseburger it has no cheese or lettuce. Like I said, some things are great, other are just bad. - Stick only to the Vietnamese food on the menu and you'll be happy, but anything else is a gamble.
